Perhaps you noticed I referred to the process as selling your property. Once you have made the decision to sell, what was your "home" should now be viewed as a property - a product that you are asking the market to buy.
More and more, buyers do most -- if not all -- of their searching online. The step in that search for the buyer is setting a price range they are able and willing to afford. Therefore, it is important that your property is priced correctly. That means setting a price that is compelling, but doesn't "leave money on the table" (as they say).
Once the buyer has homed in on their preferred price range, the marketing messages go hand in hand with the images and virtual tour that show off your property. And, all work to explain/reinforce why YOUR property is the one the buyers want to make an offer on.
When helping sellers, putting together the market analysis to come to the right asking price and marketing verbiage necessary to convey your property at its best is just the start. As an Accredited Staging Professional and a member of the International Association of Home Staging Professionals, I work with the seller to ready a property for its listing photography, This may include staging, inspections to determine if work is needed (and contractors to perform the work if necessary), estate cleanout resources, and junk removal vendors. Then, I work with the professional photographers -- still, 3D tours, and (if appropriate) drone and/or twilight shoots.
All of the above goes to not only create the listing for the MLS, but to push that listing out to the national online advertising I use to promote your property.
